As an extremely large-scale office campus development, designing the Bank One (now Chase Bank) Corporate Services Center presented an environmental challenge. In order to accommodate the large volume of site runoff, five naturalized perimeter ponds were developed around Bank One’s two million-square foot office facility. Encompassing over fifteen acres, the ponds have been extensively planted with native wetland flora to cool and filter water from the parking areas, which provides an excellent wildlife habitat. This also presented the opportunity to create a perimeter leisure trail system as an inviting space for lunchtime recreation and employee use. The other key site feature is a series of three, large courtyards placed between building wings. Each of the highly-landscaped areas has a distinct character and serves the adjacent office areas with seating, plazas, landforms, and open space.
